As of H1 2020, NYC's total lab exclusive inventory totaled about 1.72 million square feet, and is anticipated to grow to approximately 3.30 million square feet by 2023. 

Like most quickly growing markets, new supply has caused the lab exclusive availability rate to rise recently to 30.5%, but for occupancy ready, pre-built lab space, the market is still very tight at only 2.3% of lab exclusive space.
